Enforcement

Covenants and rules of the association are enforced through two mechanisms. First, periodic inspections of properties are performed by the HOA. And second, violations will be reported by concerned residents to the HOA office. Violations reported to the HOA office will be independently verified before a violation action is initiated.

When a violation has been identified and verified, the offending property owner is sent a letter that identifies the problem and asks for correction. This usually ends the problem. A subsequent inspection will verify the issue is eliminated.

Owners should not ignore violation notices. If some circumstances prevent immediate corrective action, owners should contact the King's Deer Office as soon as possible to work out a satisfactory resolution plan.

If the violation remains unresolved, a second notice is sent to the owner informing of the continued violation and establishing a deadline for resolution.

If the deadline of the second notice passes without resolution, a variety of actions may be taken, which include, but are not limited to, a review of the situation by the Board of Directors--a "hearing"--with possible consequences such as imposition of a fine.
