Covenants protect the assests that attracted us to King's Deer. In King's Deer, each property is governed by one of two sets of covenants.

Why two sets of covenants? Initially there were two homeowner associations: King's Deer, and King's Deer Highlands. Both were developed in the 1990's. They had very similar--but not identical--covenants. The associations had much in common; so much, so, that it was difficult and very inefficient to administer them separately.

In 2003 the homeowners of both associations voted to combine the two associations into one. However not enough votes were received to create a single set of covenants for the entire association. Therefore, the original covenants remain in effect; each property is controlled by one of the two covenants--either the King's Deer covenants (now referred to as "King's Deer Classic") or the King's Deer Highlands covenants. And a single board of directors with a single set of Bylaws governs the entire, combined association.
